What is a Winning Condo in Singapore?
What is a winning condo in Singapore and what are its attributes? Let me share with you 4 tips, so you can choose the right condo in your next purchase.
📌Tip #1: Peek into the Masterplan
Masterplans guide Singapore’s development in the medium term over the next 10 to 15 years. It is reviewed every five years. Investing in Singapore can be as easy as studying the URA masterplan with key growth areas.

📌Tip #2: Go for Bigger Projects for Investment
For investment, I prefer bigger projects. Bigger than 500 units for example. Bigger projects have more transactions and will reflect more recent prices. In 2019, I sold a resale condo at Park Court. It is a freehold project with 48 units, near to Paya Lebar MRT station.
The challenge: During my research, there was no transaction during the past three years. So valuation was done based on 2016 pricing. Pretty low.
📌Tip #3: Holding & Loan Strategy
After you find your dream home, it is time to think about holding and loan strategy. Holding strategy is like 99/1, decoupling and trust. This will help you save on stamp duties. A loan strategy like pledging show cash will help you increase your loan.

📌Tip #4: Avoid these units if you are buying for investment
The first type of units to avoid will be patio and penthouse units. These are lifestyle units with many open spaces, that can be a waste of space. Avoid the bin centre and BBQ pits, because these will bring you some unpleasant smell during certain times of the day. Avoid the West sun. It is very hard to sell a West sun unit in the resale market.

Also, try to avoid a low floor. Low floor units might not be as sellable as high floor units. Traditionally, the 2nd to 4th floors are considered low floors.
