This Jalan anak Bukit site has been won by the Far East Group. It’s a mixed use development and will be integrated with bus interchange and linked to the MRT. This project is likely to set a new benchmarks in the area because as it was reported in the Busines Times article, that it promises panaromic views of the Bukit Timah nature reserve. It is a very big project with more than 700 residential units as well as commercial space

Besides the Beauty world integrated hub plan, there will also be a future community building which will house the revamped hawker center, wet market, as well as the community center

TOP BUYERS’ CONCERNS

๐Ÿ“ŒBuyer Concern #1: Toh Tuck is Secluded?

There are buyers who feel that the Toh Tuck area is too secluded for their liking, especially for those unfamiliar with the area. Forett is located in District 21 and the location is not central. The good thing is that the walk from the project’s side gate to Beauty World MRT exit C takes only 8 minutes. With the building of the future transportation hub, the connection will be enhanced

๐Ÿ“Œ Buyer Concern #2: No unblocked Views; No Nature Views

Most of the units will either be facing Signature Park condo or facing each other within the project. Forett at Bukit Timah is generally a low rise project and there are no spectacular unblocked views or bukit timah hill views.

I suspect this issue arises because some of the marketing material gave buyers a misguided impression that the residents will be able to see bukit timah hill views from certain units. So for buyers who really want a view, this project may not be for you.

๐Ÿ“Œ Rental Yield

There is an interesting finding when I compared the rental prices for 2 condo nearby Forett at Bukit Timah: Signature Park and Creek at Bukit.

For Signature park (TOP 1998), the rental is about $2500 (about 1,000sqft). For Creek at Bukit (TOP 2017) the rental is also about $2,500 (about 600 to 800 sqft).

The former is old but bigger. The latter is new with modern facilities, but tenants will have to compromise on the sizes.
